At the end of 2025, the Mieterverein Köln e. V. (Cologne Tenants' Association) had 70,260 members, the highest number since its foundation. This is 656 more members than at the end of 2024. The continuous growth shows how much the need for advice among tenants in Cologne has increased in recent years.
In 2025, the association's advisory services were once again dominated by issues such as utility and heating bills, housing defects, rent increases, deposit disputes and terminations. These issues reflect the central conflicts in Cologne's tense housing market.
‘The record number of 70,260 members is, on the one hand, a great vote of confidence in our work – but at the same time, it is also a warning sign,’ says Managing Director Hans Jörg Depel. ‘Tenants' concerns are growing year on year: rising costs, uncertainty about rent increases, modernisation projects and increasing disputes over operating costs. Politicians and landlords must finally take stronger countermeasures – rents must remain affordable and tenants' rights must be reliably protected.’
The association sees this development as both confirmation of its commitment and a clear social mandate. The increasing demand for advice shows that many people are no longer able to cope with the challenges of tenancy law without professional support.
The Cologne Tenants' Association has announced that it will further expand its advisory capacities and become more involved in housing policy debates in 2026.
